Just a very minor comment: Kingsville, Victoria and Brazoria (I assume Brazoria/Freeport is what you meant by Brazosport) are each 30-45 minutes to Gulf coast beaches. But that sounds like that is too far to qualify for you? The bays generally don't have beaches - not of recreational quality, if at all.
