There was question about living in stockton...posted on another site. I answered it there and am placing MY response here for future Stockton info. Weston Ranch is in a bad area of Stockton. The homes are fairly new and most nice. But the surrounding area is poor and high crime. South Stockton is the poorest and highest crime area. North Stockton I-5 side is the safest. You can get in the Lodi School District living in North Stockton. Which is better than any school in Stockton. In Stockton its self try for Lincoln School District. My kids haven't attend school in Stockton. But my husband visits the schools to work on their equipment...He says we will home school before sending our kids to a Stockton school. We lived in Manteca for years, which is south of Stockton. It is an okay area and the grammer schools are pretty good. I like Nile Garden Elementary School in Manteca. The high school has police on campus and I didn't care for it much, but our oldest boys went there. Lodi, which is north of Stockton is a much nicer area. The homes are pricer. But the schools feel safer. If you are looking for a really safe area that you can commute from...we live in Valley Springs which is about 35 minutes from Stockton. In the Sierra foothills. Small town. Mostly middle class. Great schools. Homes are cheaper here than in Stockton. We don't even have a stop light in town. We are minutes from the local lakes. One hour from snow and pine trees. You can get a home here for about $360,000. on a half acre, right now. The grammer school is very safe and the teachers are great. Been living in this part of CA for about 15+ years. Izzy

The average temp in winter is 50-70 highs...lows are 22-35. Summer lows are 45-80 and highs are 90-115. I'm doing this off the top of my head. I'm sure someone will correct it to the (degree). But as a central california native I can tell you the delta breeze can actually cool things down in summer and make things chilly in winter. So actual temps and feels like are two different things. I doing the feels like. 115 is an actual number that everyone talked about:) Stockton is on flat land and lots of surrounding farm land. Which is disappearing. Outside of stockton on Hwy 12 going to the bay area. There are a lot recreational delta channels. We lived out on the delta for about 5 years...the temps are cooler in the summer and lots of fog in the winter. izzy

Being further north in the Central Valley you do have the advantage of the delta breezes, when we were still in Fresno it was simply nasty HOT. Did well in the summer if it cooled to 80 at night.

Springs is here in central california. Stockton afternoons, right now, are t-shirt weather. It has been beautiful out and the trees are starting to blossom. Everything is so green. Fishing on the delta weather.:) Izzy

Yes, I have heard Manteca...next to Stockton is getting hit really hard with foreclosures. Most of the realtors advertising now are all calling themselves specialist in Foreclosures. I think the main housing market right now is made up of mostly foreclosures in this area. Izzy
